1495 Emory St. San Jose, CA 95126
The Home was built in 1937 on a 6000 sq. ft. lot (50' x 120') with a Basement, 3 Bedrooms, 1 Bathroom, Laundry room, Kitchen, Dining Room. Living Room, Front Porch, 2-car Garage and summer house (detached at rear of property). Heating was by a single floor gas furnace and wood Fireplace; Cooling was by ventilation and lath and plaster heat absorption. Later a forced air furnace replaced the floor furnace.
The Lot backs onto the large homes on University Avenue. There is a 6' x 50' easement beyond the rear of our property for PG&E access and is the property of the owner of the University Avenue home. Our neighbors to the rear have conditionally permitted us to use the easement as additional garden which is currently (1) Lime and (2) Lemon Trees. The Ivy-covered fence on the other side of the easement encloses our neighbors' regulation-sized Sport/Tennis/Basketball court. There is a gate in the fence that enables players to retrieve errant balls.. The Power Lines over the easement were added after the Emory Street build out was completed. We contacted PG&E about moving our Electric service from across Emory Street to a connection (overhead or underground) to the rear. They were amenable but the cost was to be born by the homeowner. However our (6 channel) telephone cable is connected to the rear Power poles and Cable could have been connected there as well but Comcast elected to string wires across the street for some unknown reason. The house faces South East so that the sun floods the Kitchen, Dining room and Reading room in the morning hours.
In 1998 the home was remodeled:
The Bathroom was enlarged including a deep Jacuzzi tub. The Laundry room was tiled and updated. The Basement was partially finished and a main floor entrance added. The Kitchen (with modern cabinetry, granite countertops, gas top, microwave & separate Oven) was enlarged and opened up to the Dining room. The Front Porch was integrated into the home: Space for a Buffet was added to the Dining room, an entrance Foyer was created and an open Reading area was added to the Living room. All the windows in the remodeled section were replaced with dual pane windows, bay windows added to the Dining & Living room. 5) skylights (2 opening) were installed. Ceiling Fans with Lights were installed in the Living room and all Bedrooms. Under the Bay windows in the front of the house are cabinets for storage of materials appropriate for the room. The windows in the Bedrooms were recently replaced with dual pane windows and a new Sliding Glass door with Safety Glass was installed. (2) of the Bedrooms have (1) 6' Closet each with full width mirrored bypass doors while the East Bedroom has (2). In remodeling the Bathroom it was necessary to encroach on the East bedroom so 8' bypass mirrored doors now open to a 6' closet and a 3' wide White Board.
A new 200 Amp electrical entry was installed and a new circuit breaker panel installed in the basement. Numerous additional electrical outlets were added throughout the home and all the old wiring and outlets were replaced with new romex and 3-terminal outlets. Numerous Telephone, Cable and Cat5e DSL & TV outlets were installed as well as a network of Smoke alarms. The home has dual wall outlets in the living room and kitchen for Comcast / ATT Television. Comcast service has been cancelled but a telephone call will reactivate it without the necessity of wiring installation. All services can be routed to any room from the generous crawl space; ATT has provided (3) set top boxes (1 with DVR).
Both the Bathroom and Kitchen have multiple lighting systems. The Bathroom has a switch in the Hallway that turns on a light in the Bathroom Skylight tunnel, providing general lighting. It also has a switch under the Mirrors that provide intense lighting for close scrutiny and a pair of switches next to the commode turn on lights over the commode and Shower/Bath or the Exhaust Fan in the Skylight tunnel. In the Kitchen, there is the obligatory fluorescent light under the cabinets on the side opposite the stove, there are (3) lamps above the Kitchen sink area , a lamp in the Skylight tunnel for general illumination and (4) track lights for lighting the counter area, the "office" top, the Oven area and the adjacent counter top. The Laundry room has a light in the Skylight tunnel. The Lighting in the living room consists of the Lamps in the central Fan and the lamps in the Bay window of the adjacent Reading area.
The Wood Fireplace was replaced with a linear remote controlled high output convection gas fireplace insert. The Fireplace can heat all the living areas of the home and does not require AC power so it provides quiet comfort even during power outages. The basement was remodeled to provide expanded storage, a workbench, a water softener and fluorescent lighting. An Air Conditioner unit was installed in the basement feeding cold air to the Kitchen through a kick space and a back up was installed in the small corner window of the Living room. New Tile was installed in the Bathroom, Laundry Room, Foyer and side entrance; the rest of the home is original Oak flooring. A new 30-year composition Class A Fire resistance roof was installed. The house has been attached to the foundation per current code.
The original Garage was demolished, a new cement driveway was installed and a 2-car (10' x 32') detached serial Car port was erected . An 8' x 12' covered porch was installed outside the sliding glass door in the rear Bedroom. By eliminating the Garage and related driveway, the Rear Yard area is now 50 feet wide and approximately 40 feet deep (2000 sq. ft), far exceeding the size of most of the homes in the neighborhood. An expansion plan for a Master Bedroom next to the Pool would reduce the rear lawn area by less than300 sq. ft. A Master Bath would be added by converting the connected existing bedroom. The estimated cost of building the Master Bedroom and Bath is approximately $90K (Allerding Construction). See plot plan of planned addition. The original detached150 sq. ft. Summer house was remodeled as an office/workshop with dual pane windows, fluorescent lighting, insulation, 30 Amp underground electrical service (two 15 Amp Ckt. Bkrs) with liberal AC outlets, telephone, DSL connection, Roof ventilator and Air conditioning. A 60 sq. ft. Tool Shed with lighting and AC outlet for charging garden tools was erected next to the Office for storage of tools and supplies for Garden, House and Pool maintenance.
A 7000 gallon in-ground Solar Heated Swimming Pool (12 x 24 ft. oval, 4 ft. deep) with Redwood deck was added. The Solar Panels for heating the pool (two 4' x20' panels) are on the Car Port roof. Raised Flower beds were added to the yard at different locations. The controller for the front Lawn and Garden is located in the cabinet under the Dining room Bay window and the controller for the rear Lawn and Garden is in an exterior cabinet at the North corner of the house.
The Kitchen has a whole house Fan in the ceiling for the dual purpose of ventilating the Kitchen during heavy duty cooking and for general whole house cooling at night. The Attic has a thermostatically controlled fan in the NW Gable for cooling the attic. The gutters and downspouts are connected either to a drain or French drain that conduct rainwater away from the foundation.
